Contract for Deed sound like Rent to Own contracts as it relate to defaulting on the payments.

Sell to black family to scare white families in to moving and selling cheap. The speculators turn around and sell the home to black families for higher price.
Robin Leiter-White
01:07:13
Or send in black person to walk through the neighborhood with a stroller to cause white flight.
Robin Leiter-White

Speculators making money off racism.
Scott McClaine
01:08:53
The big difference is that with blockbusting, they were creating fear that the values would drop because blacks moved into the area. this is different than now, when they are simply looking for people that are thinking from the old values.
Pamela Johnson
01:09:07
their homes for less?
Sarah Foote
01:09:20
I've heard of this happening, too, Robin. The strollers, I mean. I've also heard of sending in a Black person to shop at the neighborhoods' local grocery store a couple of times a week, to give the impression that "the neighborhood is turning".
Deborah Sampson-Fisk

We moved into a neighborhood in Midlothian VA in the Walton Park area. As soon as we moved in the neighbors on both sides moved out within 8 months.
Robin Leiter-White
01:13:07
How does the city pay the Glenns $20,000 for their home if they had no actual equity since they had bought on contract?
Agustin Rodriguez
01:13:17
With respect to concerns about a Seller not recouping full value for their home - this strikes me as a perfect opportunity to hire a qualified realtor. A good realtor will show their client comps and make the case for the sale of the property at a certain price.
Pamela Johnson
01:14:54
Is there any organization that looks for individuals who have valuable homes that may sell their homes for less than their value or do you have any suggestions on how to find and help these people?
Ramona Chapman
01:18:17
New Hill Development organization located in Charlottesville has an innovative program which assists families in knowing the value of their homes and how to price them if they want to sell...https://www.newhilldev.org/

01:22:27
Or just go to ZILLOW, REDFIN, TRULIA, etc. and write your address, you will get a home price close to a good selling price.
Erica Holmes

This is a start....having the conversation that Virginia was built on racism. The 1902 constitution says it all.
Agustin Rodriguez
01:24:23
Who will fund the race-based downpayment assistance?
Joseph Waddy
01:24:38
Need more minority appraisers...I believe that the appraisers have played a significant role in depressing the value of homes owned by minorities
Jennifer Gonzalez
01:25:43
Ensuring that we all have equal access to information and resources makes a world of a difference when systemically Black families have been starved of opportunity to become Homeowners.
Yana Dunn
01:25:54
i am disabled but have been told that paying a morgage is cheaper than i pay for rent but yet i dont qualfy to buy a house.
Sarah Foote
01:26:00
White homebuyers need to remain cognizant of realty practices and the language that is used in describing gentrifying neighborhoods. Being complicit in these issues isn't okay, even if it means you can make more of a profit or move "strategically" into neighborhoods that are being flipped and changed (and denigrated in the process) to benefit you. Displacement of Black homeowners is happening all over, so be mindful if you're looking to buy.
Ramona Chapman
01:26:33
Economic Equity in the form of Reparations to African Americans, especially those whose ancestors were enslaved, included in the annual Federal and State budgets. This could be similar to what 576 Federally Recognized Native American Nations.
Scott McClaine
01:27:17
how would a person qualify for those robust funds?
Jorge Laura
01:27:38
โ€œHeirs propertyโ€ owners will be allowed additional time to pay delinquent taxes and to claim inherited property. This law is a recommendation from the Commission to Examine Racial Inequity in Virginia Law established by Governor Northam in 2019. HB 2165
Sarah Foote
01:27:46
Also, making sure that people who are buying or selling are not doing so in a vacuum. This isn't a color-blind process... because of the history of inequities behind purchasing power.

Home equity is typically tied to educational gains used from taking a loan against your home. I find this argument limits the fact that loans against your home also can be used to open your own small business - another avenue for prosperity.

Most of these problems exist because of how individuals view people who are different from them:
Alena Sigsby
04:03:25
Or just different from a perceived norm
Pamela Johnson
04:04:20
different race, nationality, socio-economic standing, etc. How do you change? Reject the thought that you are where you are because it's where you should be (survival of the fittest), that you need to maintain the status quo because your material value makes you better than those who have less and that it's ok to be partial
Pamela Johnson
04:05:35
Not a question an observation
Sarah Foote
