Here's a link to the Planning Board webpage where you'll be able to sign up to speak once the link for the August 3rd meeting is posted. You can also submit written comments from this page: https://www.denvergov.org/Government/Agencies-Departments-Offices/Agencies-Departments-Offices-Directory/Community-Planning-and-Development/Boards-and-Commissions/Planning-Board

Thank you, Libby

53:03
How many units, how many parking spaces? What happens to the existing alley? What is the surveyed number of cars likely per unit vs the number of spaces offered (spill over to the street parking)? Where are the proposed parking spaces located surface or underground or ? Tx!

54:13
Shawn & Rob Martell

54:18
Concerned about ice forming on north side which stays in place for months. We have a lot of people with walkers, mobility scooters, strollers, and walkers.

54:48
I am happy to look into that question for you, Shawn and Rob

56:42
It seams the presenter that is against the project is representing CCEA, I thought this was an info meeting for us to decide. Has the development committee made a recommendation?

58:41
My question is whether the city is considering the availability of homes available to purchase versus rent. Seems the goal of adding "housing" thus far in this area really mean adding rental units. I would like to know how the city is considering the needs of potential home owners. I would be more supportive of those project if if were condos and of course with adequate parking.

58:43
Bill -- my questions above, tx!

58:47
aok

58:49
Why are you building rentals instead of condominiums?

01:00:30
I am also concerned about the number of parking spaces being allocated to new units being planned. More people parking on the streets in going to impact our current situation of being able to park without time restrictions. Whether 3 or 5 stories, it will be a huge impact to our community.

01:01:33
Why would a zoning change even be considered for 5 stories when iit was clearly zoned in 2019 for 3 stories?

01:02:02
Where is the link to the 5 rezoning criteria?

01:03:33

01:04:34
thx

01:05:25
Question for Libby: What specific factors will you consider when deciding about the zoning change, if you are not considering the final project? And if you are not considering the final project, why are we discussing it here tonight? Thanks.

01:10:52
Did I hear Brian imply that renters care about our community the way that homeowners do? That's not my experience.

01:13:33
Libby, how much does the voice of our community matter through our survey?

01:14:13
How is Pulaski Park being "better served" by increased density in this area?

01:14:45
“How is Pulaski Park being "better served" by increased density in this area?” I agree

01:16:00
Hi Libby, do you look at 3400 bayoud any differently than 121 madison?

01:16:28
What are the probable time line for approval

01:16:41
Pulaski Park is not under utilized...that's an inaccurate statement easily disproven on any morning dog walk or Saturday afternoon.

01:18:43
What is the expected impact on Pulaski Park, from both the Developers & Hunter?

01:19:35
What is timeline for planning board and then council

01:20:48
Planning Board is 8/3 and City Council is 9/26.

01:20:56
Suggest that community make its voice known loud and clear per Bill's recommendations

01:23:35
I walk that park everyday at 5:30am. It's an extremely safe park

01:25:25
I think we can all agree that the buildings need to be redone...but the issue and concern for me is 5 stories.

01:26:22
Libby when talking about Pulaski you said that the end project wont have first floor parking - how would you know that?

01:27:32
Is there an option to zoom into either of those meetings?

01:28:04
What time do you have to sign up to make public comment?

01:33:00
Would you describe the demographic of the tenants?

01:33:03
Bill's mention of this developer's prior proposal to rezone from 3 stories to 12 reflects on the developer's true intent and concern for this community. The developer wasted people's time with a preposterous proposal for a 12-story building and perhaps shouldn't be rewarded for returning with a reduced one.

01:33:15
what's the contact info for our counsel reps?

01:34:28
Shawn, you can email Councilman Hinds at district10@denvergov.org or call 720-337-7710

01:34:38
Forgive my ignorance, but theoretically, if rezoning is not approved, could the owner re-develop the property based on the current commercial zoning?

01:37:42
Would someone help the neighbors around thedevelopment secure resident parking permits? The density of this development will bring much traffic/cars to theneighborhood

01:40:30
And here is the information for required and courtesy public hearings - https://www.denvergov.org/Government/Agencies-Departments-Offices/Agencies-Departments-Offices-Directory/Denver-City-Council/Public-Input/Public-Hearings

01:45:04
Thanks all, I will update the letter based on Libby’s great comments.

01:46:21
+1 on that argument Ione!

01:47:35
I agree, this is a slippery slope to change zoning nearby. It will change the character of the entire neighborhood.

01:49:24
Brian and Travis: What would you do if you didn't get what you wanted with zoning?

01:51:30
thx all !

01:51:36
Thank you all for the conversation and education. This is a challenging topic. Appreciate the respectful tone and commentary.

01:52:06
Good management of this meeting. Thank you.
