I find residents on the HCV/Section 8 program are no different than market rate tenants in regards to the care of their home. The fact that someone has a voucher doesn't inherently make them a poor tenant.

As a landlord who lives out of state, we currently have a property manager, and a good tenant. I would be open to becoming a housing voucher provided we still are able to retain our property manager. How would that work?
