How long does the process take start to finish? App to move in?
What if the rent is more then the voucher?
What happens if we are not able to complete repairs in a reasonable amount of time to pass an inspection, i.e. if we are short staffed?
What if Landlord does not normally accept electronic payments.
Would we screen the application before completing the rfta packet?
Our hold time limit is 14days vacant. Do we have to change our process to accommodate this?
Do we go through CMHA if the resident is in violation of their lease, or do we go through our normal process?
Once the process begins, is the applicant able to continue applying elsewere?
So, when the tenant applies, they will already have a voucher amount approved?
Are we still able to screen for a certain credit score, rental history and criminal background?
Is the resident responsible for all application fees and administrative fees?
How would we know the amount the voucher is for the tenant? will the tenant have that info already?
If we begin the process and the resident applies elsewhere and moves somewhere else, will we still receive the vacancy payment?

Are renewals through tenant?
I think you covered this.... but...….to be clear- the tenant cannot cover the difference between the voucher and the rent.
What about if we are on a waitlist? If we have a few month wait, will there voucher still be valid?
We use our own lease as well as addendum from program?
Could the voucher amount chagne if the rent goes up at the time of a renewal? Or would we have to requalify them?
What if the approval for rent increase doesn't get approved do they need to move out
what are qualifications for tenants to be approved for program?
If someone calls and asks if we acept section 8, could we ask them how much their voucher is for to see if they qualify?
what happens if we do not pass the inspections before the resident moves in? Do we get a time frame to get it done? would we still qualify to get the vacancy voucher?
With a couple of other housing authorities we have experienced tenant's being allowed to port their voucher prior to their lease expiration date with our property. Is this a standard policy of all housing authorities or something specific to those other MHAs?
Do you have a sample of what the rent voucher looks like? I want the team to know what to look for and be familiar with documents presented.

Is the move inspection the only inspection are does cmha do other inspections throughout the tenants stay?
once CMHA has inspected the apt and passed the inspection and resident signs the lease. who do we send the signed lease and addendums to to start receiving payments.

can we do six month leases, or must it be 1year. can we have month to month leases?
If the tenant complains and CMHA comes out to inspect and finds it's an issue with the tenant not the landlord how do they proceed. For example complain about roaches CMHA comes out and there are house keeping issues
Will CMHA pick up month to month fees for voucher tenants?
Can you do 13-15 month lease?
if we require renters insurance, can we make the resident responsible to obtain renters insurance?
can leases end on the end of the month or does it have to be a rolling lease?
What if we are not able to do a 12 month lease?
How often do the rent limits adjust?
