On your initial assessment, how often do you vary from the general increase rate to accommodate the specific property? Or do you wait for the owner to contact you?

I'm a new property owner in Downtown Des Moines. Our facility is a unique hybrid of health/fitness, and warehouse, but was also originally designated as retail (part of a complex that is now broken up) - if I felt compelled to contest an assessment, what the best way to do so?
How about bare land, is it safe to say the typical increases or decreases you estimated would apply to the future land use of a piece of land based on its current zoning?
I have a property which is marked as retail but it’s occupancy is restaurant/tavern. Should I contact the assessor before 4/2?
No doubt the Industrial WAREHOUSE transactions involving new, leased up properties were very desirable to the market. However, properties like Office/Warehouse, especially those with a higher degree of office, suffered a lot like Office did. These appear to be classified along with the few high clear warehouses, and will be severely affected due to an increase in taxation without any increase in revenue.
