All the higher story building are north of Bayaud. Our neighborhood is generally more lower density south of Bayaud except for the northeast corner of Colorado Blvd and Alameda which zoning was approved decades ago when the neighborhood was planned to be all high density apartments, which subsequently changed.

What are the plans for the current, existing tenants of the building? My business is a medical office that has been in the building seeing patients since 1996. Are there plans to maintain these residents in the new structure?

We support the higher rise structure at Cook and Ellsworth, but 12 stories is too high for this location. An increase in elevation might be acceptable, perhaps to 7 stories, but we must consider the 3 story residential structures in close proximity to this site. The developer apparently says their business model won't work at a less adverse step up in elevation. Will be interested in listening if we believed that there was a demonstration of flexibility on the developers part. Lastly, what's the guarantee, in writing, that the commercial storefronts that would be appealing to the neighborhood, will actually be developed. Our understanding is that the small print says there is is no guarantee.
