It's definitely a consideration, but it that will come down to cost. Costs for employees is a large factor, for yearly operations cost. We are researching if we can in fact have a swim at your own risk situation, that would be cost saving.

We have a unique situation here compared to many HOAs. We hire lifeguards so younger children (I don't remember the ages) can come to the pool without their parents. I think funding that type of lifeguard situation fulltime plus the extra winter heating costs would be a very high increase in pool expenses. You can always bring those ideas to the board

Ken, my company has Plastic-Coated Steel Picnic Tables. Very nice looking, practical and non skate board friendly. Recommend you do a web search. It's more expensive than a repair effort, but better option to replace the defective wood ones than the options we heard for trying to repair them and prevent further damage.
