Good morning Jacqueline Baker Westchester Sickle Cell Outreach, Inc.

33:05
the term "Housing that is affordable" seems to be more accepted.

34:01
At Leviticus we sometimes say "housing options available for families with a range of incomes."

38:17
Such good points. Yup.

41:10
great looking building about to open on Lexington Ave in White Plains.

42:49
there are appropriate places for affordable housing in all our municipalities

43:54
Lillian Almonte, from Hope's Door

44:32
some municipalities now have their own affordability housing commissions focusing on this

44:40
are you going to talk about the intersection of tax incentives and building/like those in NYC? or is that blocked by "home rule?"

45:52
Housing Choice

46:59
Ann Spindel How many of New Rochelle's new housing units have been set aside for affordable housing.?

47:45
I agree with Hugh,,,Ruth Wells Peekskill Planning Commission

47:56
Can you address the argument that a large complex is being built with very few affordable housing units

48:20
thanks Hugh policies at local, county and state level need to be examined

51:27
YUP ALI! we've been working locally for more than 30 years on this and the results have not been what they should be.

53:35
Municipalities need policy in place to require a % of affordable and workforce units in new devel. or major rehab Question becomes what is workable % an % of AMI so as not to discourage developers.

55:29
Inclusionary zoning ordinances locally should include at least 20% "affordable," as Rich has defined it (60% AMI). Why? There's an acute shortage that is only getting worse and 10% is not going to get us there. Local community advocacy on this point is key.

55:55
Thank you Rich for your commitment as well to victims and families fleeing abuse - an issue that is top of our mind at the office for women

57:00
Is

57:55
Where does the issue of gentrification come in to play? Some elected officials seem to be more interested inboosting the property values and that seems to be forcing many to leave. Elected officials say that they are for affordable housing but continue to have developers come in and designate only 10% set aside for affordable… but the affordable formula suggest that a one bedroom apartment can go for $2300 per month…

57:59
one solution for people with developmental disabilities is that of intentional housing, complexes that are "all inclusive" but still in the community. But NY State is prohibiting that.

58:20
The phone number for J.Alperin— 917-697-?581 I’m missing that one digit… help?

58:24
Are we addressing ownership growth vs rentals in this crisis?

58:41
917-697-1581

01:01:25
Trump housing all had restrictions - all with public dollars (talking elder trump - 1950's and 1960's)

01:02:26
There is a common perception that 20% requirement will discourage developers. Is there documentation to combat this perception. We need to be able to demonstrate that this works.

01:04:17
I hear this argument often. "We met our requirement so we have done enough."

01:04:18
Ruth, that's a good question. 20% will discourage some developers, but not all. It would be great if NPW could interview developers in any WC communities that did build to the 20% inclusionary standard, and ask what made it work for them.

01:04:40
good point Ruth

01:06:14
Perhaps if we highlight and trumpet the developers that did build to 20%, they can be ambassadors for the movement … would be great PR for them and just might nudge others

01:06:22
So far, I have not heard any mention of the housing barriers faced by People with Disabilities with mobility or sensory needs. There is very limited housing for people who cannot get into housing because of the lack of ramps or need tactile or audio assistive devices built into the homes, yet we are not meeting that need that is increasing rapidly due to the aging population. Also are there any towns with an accessibility ordinance?

01:07:52

In Wellfleet MA, there is no housing for workers and they have termed the people who help as "Housing Angels"

01:15:08
Really amazing presentation and discussion happening in the comments

01:15:37
completely agree about storytelling as a compeling tool especially in local discussions with Town/Village boards to stress the true need for housing.

01:15:42
We do have a significant project underway in Peekskill by an Affordable Housing developer that will be entirely Affordable/workforce, and a couple of other's in the pipeline. It's the mixe development that is the issue. Our Council is working on Affordable inclusion policy/legislation but it will most likely be 10% and 40/80%WwestchesterAMI...

01:19:37
Ann Spindel Thank you so much. It was very informative.

01:20:42
