Inclusionary zoning ordinances locally should include at least 20% "affordable," as Rich has defined it (60% AMI). Why? There's an acute shortage that is only getting worse and 10% is not going to get us there. Local community advocacy on this point is key.

Where does the issue of gentrification come in to play? Some elected officials seem to be more interested inboosting the property values and that seems to be forcing many to leave. Elected officials say that they are for affordable housing but continue to have developers come in and designate only 10% set aside for affordable… but the affordable formula suggest that a one bedroom apartment can go for $2300 per month…

So far, I have not heard any mention of the housing barriers faced by People with Disabilities with mobility or sensory needs. There is very limited housing for people who cannot get into housing because of the lack of ramps or need tactile or audio assistive devices built into the homes, yet we are not meeting that need that is increasing rapidly due to the aging population. Also are there any towns with an accessibility ordinance?

We do have a significant project underway in Peekskill by an Affordable Housing developer that will be entirely Affordable/workforce, and a couple of other's in the pipeline. It's the mixe development that is the issue. Our Council is working on Affordable inclusion policy/legislation but it will most likely be 10% and 40/80%WwestchesterAMI...
