To Amanda: I'm aware that the Police have planning vehicles (e.g. Noise Abatement Orders) to mitigate undue noise in strata buildings, like parties running from dusk to dawn. Council can also issue Noise Control Notices. But what how can strata by-laws assist to prevent undue noise and tenants creating undue noise.

one of the owners did unauthorized renovations namely tiling unsealed balcony floor & installing air con compressor on the balcony. As Secretary on the EC, I reported both jobs to the strata manager who didn't do anything at the time. This year, we had the AGM 10 Aug and the strata manager added a motion saying that in effect all future repairs and maintenance are on the lot owner. I had lodged a complaint with OFT on 7 June in this regard but the 2 other EC members didn't want the OC to be added as a co-applicant and wanted to give this owner a one-off-exemption. The following day 8 June, the strata manager sent this owner a letter saying the renovations are inappropriate and that future maintenance is on the owner's expense. My concern is about future buyers in case cancer concrete occurs and OFT mediation session didn't resolve issue. Now, he is the Secretary and I am just a committee member. The motion added at the AGM re unapproved renos might be missed by a new owner. We have a minor renos bylaw
