A New Paradigm Building Enclosure Delivery, Performance, and Durability

The design complexity and means of achievement associated with delivering a high performance building enclosure has increasingly become more difficult to manage and execute. It is generally accepted that the building enclosure is the primary source of risk for claims and litigation on new construction. In this presentation we introduce a new mechanism for dealing with and solving the puzzle of this new reality from the perspective of a building enclosure specialist and an innovative exterior envelope contractor. With full coordination and collaboration during design and construction, the designer and the contractor can substantially increase the quality of the preconstruction, construction, and most importantly - post-construction performance of the building enclosure. We present a case study of how this was done and also show how this can be done on an ongoing basis. Using this new paradigm, a team consisting of building science specialists and enclosure contractors plus an installation warranty with real teeth are combined to provide a coordinated package of multiple enclosure systems which substantially reduces the risks to architects and owners by transferring these risks to a building enclosure 'super' sub-contractor with enclosure design, construction, and performance responsibility.
